Christine Healy: Hi, Arthur! Happy Friday! Hey, Christine! Happy Friday! I am so happy to get a chance to talk to you like I always am, but especially today, because I'm gonna ask you about a few communities that have been really curious about but before I get there, I want you to share a little bit about your background, so that anyone who's listening knows that you are, for sure, an authority and senior living.
2
00:00:25.560 --> 00:00:49.460
arthurbretschneiderimac: Oh, thanks, Christine. I've been working in the senior living industry for about 20 years. My family built and operated, assisted living communities out in California. And I started senior because I really saw firsthand how difficult it was for so many families that were trying to find senior living communities.
3
00:00:49.460 --> 00:00:59.190
arthurbretschneiderimac: You know, I've personally helped hundreds of families. You know, during this process. And of course, that's seniorly you know, we we help thousands of families
4
00:00:59.190 --> 00:01:21.440
Christine Healy: find the right community. So that's why, I'm here for a fact that your first job was in a senior living community. So I feel like we've definitely come to an expert for anything related. So the community that I want to ask you about today is called the Apse, and this one's in New York.
5
00:01:21.470 --> 00:01:22.759
Christine Healy: do you know this one.
6
00:01:22.950 --> 00:01:51.040
arthurbretschneiderimac: I do. I know it well, you know, in in New York, actually over the last few years they've they've been building, you know, some pretty high end communities, and the absolutely is what I would call a super high luxury community. In fact. So first let me give you a little bit of the details here. It's about 19 stories. So it's a it's, you know, certainly a high rise. It's on Broadway in the Upper West Side.
7
00:01:51.040 --> 00:02:03.050
arthurbretschneiderimac: So the buildings, you know again, it's it's in a great location 2 blocks from Central Park. So yeah, it's right there. You know, and and
8
00:02:03.140 --> 00:02:22.469
arthurbretschneiderimac: that it's 150 units. So like, talk about a you know, a lovely community for older adults. It's like you've got all these, you know, folks who could be living, you know, in this community together, like, you know, a stone throw away from the Park and everything that the Upper West Side has to offer, and 150. It's
9
00:02:22.580 --> 00:02:27.809
Christine Healy: it's big, but it's not huge. I mean, there are definitely communities that are much bigger than that right?
10
00:02:27.900 --> 00:02:48.660
arthurbretschneiderimac: For sure. I think this is, you know, this is this is a, you know, a good size building, let's say but I think what's what's really sort of impressive about this particular property, besides the location and sort of it. You know the amenities and care that's offered, I think. One thing which, when you go on tour like, is just so apparent is just
11
00:02:48.660 --> 00:03:13.399
arthurbretschneiderimac: how high end some of the finishes are, you know. You'll see this blonde wood paneling, stained glass windows, you know. White marble everywhere. I mean, this property is like, you know, but this property looks like a high end hotel or you know, it's the 4 seasons, you know, for for a senior living, and it is operated by sunrise Senior living. So sunrise, Senior living, and
12
00:03:13.400 --> 00:03:36.320
arthurbretschneiderimac: is one of the largest operating companies. Actually in the world. They. They operate over 200 properties here in the us and Canada they tend to have really strong care and engagement programs. So sunrise is is certainly known as an operator that can help residents with higher acuities and you know.
13
00:03:36.680 --> 00:03:57.440
Christine Healy: maybe they have dementia or or whatnot, but they they do a really good job. With care. And so let me ask you, sunrise is not necessarily known, for being kind of on the upper end of price points. Is that right? So is this community, you know, kind of distinguished in their portfolio.
14
00:03:57.440 --> 00:04:07.790
arthurbretschneiderimac: Yes. This community, certainly on the pricier side. So pricing for this property, start around 15,000 a month, and can go, you know, over $30,000 a month.
15
00:04:07.790 --> 00:04:30.060
arthurbretschneiderimac: The range really depends on the apartment that you get. So they have studios. They have one bedroom, 2 bedroom residences. And also the type of care that you need. So this particular property supports folks who have assisted living needs and memory care needs and so again, that's really what's what's driving? The the different pricing ranges.
16
00:04:30.200 --> 00:04:41.610
Christine Healy: Yeah, I have read so much about this property in particular as part of their portfolio, and just how they're doing something really unique and senior living. It's just I mean, the the pictures are just gorgeous.
17
00:04:41.610 --> 00:05:05.880
arthurbretschneiderimac: Oh, I mean, and when you look at it it, it's even better than the pictures. I think the the thing to think through like beyond sort of these finishes to like. They really invested in creating what they call best in class assisted living and memory care services so beyond sort of those amenities that we were talking about. I mean, they've invested in state of the art technology. You know, they have. These voice activated Alexa devices with
18
00:05:05.880 --> 00:05:35.860
arthurbretschneiderimac: you know, different technologies to make it seamless to get what you need in the community. I mean, they've really gone above and beyond. They've invested a ton in their dining program. So you know, besides, like their own sort of restaurant signature dishes and seasonal menus they also bring in food from some of the you know best places, and you know, in in New York, from you know, Balthasar, bringing in pastries from there to hail hardy soup, or Carnegie. You know the Carnegie Deli like it's some sandwiches.
19
00:05:35.880 --> 00:05:39.799
arthurbretschneiderimac: They even they even bring in Eli's artisan. Babka's.
20
00:05:39.930 --> 00:05:54.250
arthurbretschneiderimac: Oh, whatever you know, whatever you want so funny, it almost doesn't give you a reason to leave. I mean, New York is so fantastic on its own. But, boy, this place sounds really special.
21
00:05:54.280 --> 00:06:16.010
arthurbretschneiderimac: allows saving Arthur.
